When you sign your lease, you’ll pay the first month’s rent, plus a security deposit (usually half a month’s rent).

Absolutely! We welcome cats and dogs (up to 2 pets per unit, each weighing up to 40 lbs). No pet deposit required.

No. We’ll give you advance notice (as per tenancy rules) and may enter the suite to complete work without you being there (unless you require being present).
You’ll complete an online application through the Thorwin website (or via our leasing office). Provide identity, references, proof of income, and any pet information.
Possibly — for applicants with a low credit history, insufficient income, or early in their work tenure, a guarantor may be required.
If everything’s submitted correctly, approval normally takes up to 48 hours or sooner.
Yes — but you must have written permission from management. A nominal assignment fee (e.g. up to $75) may apply, consistent with Manitoba’s Residential Tenancies Branch rules.
Use the Resident Portal (Thorwin’s online system). You can track the status, add photos, and log requests easily.
